The Ulnick's Responsibility Checklist

 
Prior to Property Listing:
   1. Request property specific profile from title company
   2. Prepare and complete market analysis
   3. Confirm appointment with seller
   4. Deliver and present The Ulnick's market analysis package to seller
   5. Review the comparable data, which includes active, backup, sold and expired listings
 
During The Listing Period:
   6. Return property profile to file
   7. Log new listing into office file
   8. Seller's signatures on listing agreement. Give Seller's a copy to keep.
   9. Seller's signatures on Agency Disclosure and file
   10. Input listing to Multiple Listing Service (MLS)
   11. Seller's signatures on all property disclosures and file
   12. Seller's signatures on FIRPTA and file
   13. Install sign on property
   14. Install lock box on property
   15. Schedule professional photographer to take photos of property
   16. Take temporary photos of property, if necessary
   17. Schedule Broker Preview and notify Seller's
   18. Have office meeting about Seller's property
   19. Contact Seller and review comments from Broker Preview
   20. Input from Seller is incorporated into advertisements
   21. All business cards left from showings are picked up by The Ulnicks
   22. Business cards are inputted into Property Database and emails are sent to the Seller's
         with agent's personal feedback
   23. Order "Just Listed" postcards
   24. Mail out "Just Listed" postcards
   25. Receive color photographs
   26. Add professional photographs to the appropriate media, including MLS and
         TheUlnicks.com
   27. Create custom brochures for the Seller's property
   28. Review brochure layout and start the printing process
   29. Deliver brochures to Seller's property
   30. Send flyers to top 100 agents in the target area
   31. Collect all feedback from agents and inform Seller.
   32. Contact Sellers 1-2 times per week to keep Seller updated on different variables
         of the listing.
   33. Review price and evaluate if changes are needed
   34. If there is a price change, it will be entered into the MLS and other media
 
When An Offer Is Received:
   35. Review the offer with Seller
   36. Go over counter offer with Seller, if applicable
   37. Submit counter offer to selling agent, if applicable
   38. Sign and accept contract with both parties
 
In Escrow:
   39. Submit contract to escrow firm and request escrow number
   40. Provide Seller with a complete copy of contract
   41. Receive a copy of contract with escrow acknowledgement
   42. Input and scan contract into office file (Transaction Coordinator)
   43. Establish sales file and create checklist for file
   44. Mail Seller a letter outlining important dates in escrow process
   45. Order Preliminary Title Report; Receive & review report
   46. Schedule appointment with Seller to meet with The Ulnicks
   47. Schedule home inspection, if applicable
   48. Schedule geological inspection, if needed
   49. Review all inspection reports reviewed
   50. Remove inspection contingency
   51. Note smoke detector compliance
   52. Deliver earthquake hazards booklet to Buyer
   53. Call Lender for weekly updates
   54. Make sure that Lender has scheduled the appraisal
   55. Meet the Appraiser and educate him/her on neighborhood comparables
   56. Follow-up with the Appraiser after appraisal is complete
   57. Communicate with Seller, providing weekly updates
   58. Receive loan approval of buyer
   59. Escrow company to draw up escrow instructions
   60. Buyers to sign all loan documents
   60. Seller to sign escrow instructions and return the signed instructions to escrow
   61. Buyer to sign escrow instructions and return the signed instructions to escrow
   62. Keep in constant contact with Escrow for daily updates
   63. Schedule final walk-through with Buyer
   64. Review closing statement from escrow
   65. Escrow closes
   66. Proceeds to Seller from escrow
   67. Seller delivers extra keys, garage door openers, pool keys, etc.
   68. The Ulnick's will assist the Seller in finding and purchasing a new home, or can assist in
         helping Seller's find a "top agent" if relocation is out of the area
